Kittiwake cottage is set in a quiet location in Brancaster which is a popular village in 'A Designated Area of Outstanding Beauty' on the North Norfolk coast. The cottage is a stone's throw from the village shop, children's playground and post office and a short walk from the Ship Inn which serves excellent food. The beach, which is a vast expanse of sand and dunes and is extremely popular with families, is just a mere 3 minute drive away. The property is spacious, bright and fully centrally heated. Kittiwake has been graded 'Five Star' and has been awarded the coveted 'Gold Award' by the 'VisitEngland' inspector.
It comprises: A downstairs entrance hall which has ample room for you to store coats, walking boots etc. This leads you into a large sunny open plan living area. There are three large French windows which open out onto the terrace and west facing garden. Perfect for you to enjoy a drink or al fresco dining! The sitting room has comfy leather sofas which are centred around the wood burner for those cooler days. For your entertainment there is a large flat screen TV, full 'Sky' package, DVD player plus CD/iPod music system. There are plenty of books, magazines and games. The dining area seats 6 at an Oak table with views of the garden. The kitchen is well equipped and includes a range cooker (electric), dishwasher, washing machine, microwave and fridge/freezer. If you enjoy entertaining there is an excellent range of pottery, glasses and cooking equipment.
Situated off the hall is a separate bedroom with king size bed and there is an adjacent tiled wet room and WC. This is perfect for those less able or from returning from the beach or sailing. Upstairs there are two further large bedrooms with views of the garden and fields. There is one en-suite bathroom and one en-suite shower room. There is the option of a super king or twin beds (zip and link). The second bedroom has a king size bed. All bedrooms have ample storage space.
Outside there is a gravel drive with parking for 2/3 cars (further free parking is available close by). There is a secure west facing rear garden. Garden furniture and a BBQ are provided for you to enjoy.
